Senior Development Project Manager, Preservation, Midwest Region
The Community Builders, Inc.

The Community Builders, Inc. (TCB), is the largest not-for-profit urban housing developer in the country.  Its mission is to build and sustain strong communities where people of all incomes can achieve their full potential.  Since 1964, TCB has completed more than 21,000 units of affordable, mixed-income housing and currently manages over 7,000 units of housing for low-income families, the elderly, and people with special needs. 

TCB puts its integrated real estate development, property management, and resident services capacities to work to transform large-scale distressed public and assisted housing projects across the eastern half of the United States into anchors of neighborhood revitalization.  Preserving affordable housing at risk of market rate conversion or loss to the stock due to deterioration is a strong and growing area of interest.  TCB has an annual operating budget of $40 million, offices in 11 cities, and over 400 employees.

TCB seeks a senior project manager for its Chicago office to generate and manage real estate preservation development projects from initial conception through construction and rent-up.  Reporting to the Midwest Region?s director of development, the senior development project manager will manage TCB staff assigned to, and all external partners associated with, the development projects for which he or she is responsible.

Responsibilities
? Identify, and analyze the feasibility of, potential preservation development projects throughout the region, including managing the due diligence and acquisition process, finding and shaping project financing, and working closely with the national preservation division in Boston throughout.
? Assemble and manage the development team during the start-up phase for several projects each year. 
? Manage relationships with and coordinate the work of all partners in the development process, including internal and external financial, legal, and construction management teams, architects, engineers, contractors, and those responsible for market analysis and property management. 

Qualifications
? B.A. degree; 7 to 10 years? relevant experience, which should include most if not all of the following:  affordable housing development, financing and financial analysis, and business development.  Mortgage banking experience is a plus, an advanced degree is preferred; work in an urban community is critical. 
? Experience with and in-depth working knowledge of traditional HUD financing and rental subsidy programs.
? Experience with the rehabilitation process of existing affordable housing.
? Superb leadership and project management skills; demonstrated ability to assemble and lead teams that are engaged in complex work with multiple deadlines.
? Demonstrated skill and good judgment in analyzing the financial and market feasibility of proposed real estate deals; demonstrated ability to successfully manage to budgets and timelines. 
? Available for considerable travel throughout the Midwest.
? A deep commitment to neighborhood revitalization and to building vibrant, mixed-income urban communities.

Personal Qualities   
The successful candidate will be a mature, detail-oriented, confident leader, able to structure and drive real estate deals to successful conclusion.  She or he will enjoy keeping a clear focus on the big picture while juggling the constant minutiae development involves.  He or she will enjoy the challenge of finding new development opportunities and will bring energy and a sense of passion to the work.

This position is to be filled in February, 2008.
